Board of Zoning Appeals – Variance Hearings – August 11, 2022 at 7:00 PM

NOTICE OF PUBLIC HEARING

The Walnut Township Board of Zoning Appeals will hold three (3) hearings on August 11, 2022 starting at 7 pm, at 11420 Millersport Road, Millersport, Ohio.      

 Hearing one (1) Application Number 22-95, will be a Variance of the Zoning Resolution. An application was submitted by Mitch Gay of 3863 North Bank Rd. Millersport Ohio for a Variance in the setbacks to place an Accessory Structure on his property.   The applicant is requesting a reduction in the setbacks from 5 to 3 feet and 10 to 7 feet.  The Zoning Resolution allows side setbacks of 5 and 10 feet.  Parcel number 0460061200 is currently Zoned R1-LF (Residential One – Lake Front).

Hearing two (2) Application Number 20-96, will be a Variance of the Zoning Resolution. The application was submitted by Chuck and Patty Bosse of 3012 Maple Ave. Millersport, Ohio. The applicant is requesting a reduction in the Front Yard Setback (Lake Front) from 25 feet to 15 feet to build an Accessory Structure on their property. The Zoning Resolution allows a Front Yard setback of 25 feet. Parcel number 0460130900 is currently Zoned R2-LF. (One- and Two-Family Lake Front)

Hearing Three (3) Application Number 22-97, will be a Variance of the Zoning Resolution. An application was submitted by Rexley Lozier of 6810 Lancaster Thornville Rd. Pleasantville, Ohio for a Variance of the side yard setback from 30 to 8.5 feet to build an addition on his house. The Zoning Resolution allows a side yard setback of 30 feet. Parcel number 0470225400 is currently Zoned RR (Rural Residential)

A copy of all three Variances is on file with the BZA and is available at our office for inspection and copying upon request to the Zoning Inspector at (740) 467-2420 or zoninginspector@walnuttownship.com

ANNOUNCEMENT – NORTH WALNUT TOWNSHIP RESIDENTS:

Subject: North Walnut Township Storm Water Conveyance Study & SURVEY

Please go to the Township website for detailed information on the scope of the study. 

ALL work is utilizing America Rescue Plan Act (ARPA) grant funds!

In the next few days some of you will be receiving a letter like the one below, stating that survey activity will be taking place on your property.  This is necessary in order for our consultant to understand the present surface and underground conditions in the project area.

Dear Property Owner;

To better serve the needs of the public,  Walnut Township has retained ms consultants, inc. for the North Walnut Township Storm Water Conveyance Study.  The study and design will require land and aerial surveying to obtain topographic data and other land features to better understand and design stormwater improvements in the area. Field personnel and survey crews may be from ms consultants or subconsultants Willis Engineering and Surveyingand/or MAN Mapping.

Accordingly, we wish to advise you that it may be necessary for field personnel to enter upon your property within the next sixty (60) days to complete this work.  All employees will have identification and all vehicles will display their company name.  A copy of this letter will be available in their vehicles.  This letter serves as notice that ms consultants, Willis Engineering and Surveying, and MAN Mapping are performing official business under contract with  Walnut Township.

Sections 5517.01 and 163.03 of the Ohio Revised Code authorize entry into private property to perform work as described above.  In the event that any valuable vegetation must be cleared in order to accomplish the work, you will be notified and informed as to the procedure to follow in preparing a claim for reimbursement.  In all cases, however, removal of vegetation will be held to a minimum.

After two (2) public Hearings and the input of our residents, Walnut Township has adopted a Property Maintenance Resolution based on the 2018 International Property Maintenance Code to address on a priority basis, properties that have fallen into a state of disrepair and or have accumulated debris, junk and rubbish.  With this Resolution, we will be addressing the exterior visibility of the structure(s) and the site and yard areas.  

We believe that neighborhoods with properties that are kept neat and clean are safer and will improve the quality and value of our neighborhoods.  The Township has hired a part-time maintenance inspector to carry out this resolution.  To clarify, priority basis means that we will be addressing the properties with the most challenges first.  We respectfully ask for your patience as we carry this out in the most expeditious way possible with the funds that are available.  With a fair and legal process in place, some properties will take longer to get resolved than others.  We hope that you will agree with us that we now have a process in place that will help us achieve a long-awaited goal of cleaning up these neglected and unsightly properties.

COVID-19 Response: New Contact-less Zoning Permit Applications!

For the safety and convenience of our residents and businesses, Walnut Township has implemented new contactless Zoning Permit Applications. Instead of filling out a paper form to deliver to our office, you may now complete the entire application using our new, secure online forms.

Simply provide the requested information, attach your required documents, and sign online! Our office will receive a completed application, and you will receive a copy via email as well. You can upload images of your required documents, such as site plans, floor plans, copies of deeds, surveys, and permits. Once approved, our Zoning Inspector will notify you and request payment for your application.

The online applications request the same information as the paper forms, which are still available as PDF downloads. You may read, download, and print these forms to help you prepare your online application.
